Fall Home Maintenance Checklist
Fall is more than pumpkin season—it’s one of the best times of year to prepare your home for cooler temperatures, changing weather and the months ahead.
For homeowners across Georgia and the Southeast, fall maintenance looks a little different than it does in colder parts of the country. We may not need to winterize our homes for months of freezing temperatures, but we do need to pay attention to humidity, heavy rain, falling leaves, pests, HVAC systems, fireplaces and the transition from hot summer weather to cooler nights.

Give Your Home a Fall “Walk-Around” Inspection
- Walk the exterior and look for damaged siding, trim, shingles and flashing.
- Check for cracks around windows, doors and the foundation.
- Look for peeling paint or areas where moisture may be getting in.
- Check decks, porches, railings and steps.
- Make a list of repairs before small problems become expensive ones.
Get Your HVAC System Ready for Cooler Weather
- Replace or clean the HVAC filter.
- Schedule a professional heating-system tune-up if needed.
- Check vents and registers for dust or obstructions.
- Inspect accessible ductwork for disconnected or damaged sections.
- Reverse ceiling fans to clockwise for the heating season.
Prepare for Leaves, Rain & Gutters
- Clean gutters and downspouts.
- Check that downspouts direct water away from the foundation.
- Remove leaves and debris from roof valleys.
- Look for standing water or areas where drainage is poor.
- Recheck gutters after the first major round of falling leaves.
Seal Up the House Against Fall Pests
As temperatures drop, mice and other pests may look for a warmer place to spend the season.
- Inspect around doors, windows and utility penetrations.
- Seal small cracks and gaps.
- Check the attic and crawl space for signs of pests.
- Keep firewood and debris away from the house.
- Fix moisture problems that could attract insects and rodents.
Give Your Kitchen Appliances Some TLC
- Clean refrigerator coils and door seals.
- Clean the oven before holiday cooking begins.
- Inspect dishwasher and refrigerator water lines.
- Clean the garbage disposal.
- Clean the range hood and filter.
- Check the washing machine hoses for leaks or deterioration.
Prepare the Fireplace & Chimney
- Have the chimney professionally inspected/cleaned as appropriate.
- Check that the damper operates properly.
- Remove old ashes safely.
- Make sure the area around the fireplace is clear.
- Check that smoke and carbon monoxide detectors are working.
Make Your Home More Energy Efficient
Fall is a perfect time to find the little places where conditioned air escapes.
- Check weather-stripping around doors.
- Inspect caulking around windows.
- Check attic insulation.
- Seal obvious drafts.
- Clean or replace HVAC filters.
- Check that attic access is properly sealed.
Tackle the “Fall Cleaning” List
- Deep-clean ceiling fans and light fixtures.
- Clean windows and screens.
- Wash front-door glass and sidelights.
- Vacuum behind large appliances.
- Clean bathroom exhaust fans.
- Declutter the entryway, pantry and coat closets.
- Donate items your family no longer uses.
Don't Forget the Crawl Space
- Look for standing water or damp areas.
- Check for musty odors or visible mold.
- Look for plumbing leaks.
- Inspect for pest activity.
- Check that vents and other moisture-control measures are functioning properly.
- Address drainage problems outside the home.
Get Your Home Ready for Holiday Guests
Think maintenance and hospitality.
- Test smoke and carbon monoxide detectors.
- Check exterior and interior lighting.
- Inspect stairs, handrails and walkways.
- Tighten loose cabinet or door hardware.
- Check guest-bathroom plumbing.
- Make sure the water heater is operating properly.
- Clean and organize the coat closet.
Clean Up the Yard Before Winter
Georgia homeowners don't have to put the yard to bed for the winter, but fall is still a good time to tidy up.
- Remove dead vegetation near the house.

- Gather warranties, receipts and service records.
- Identify projects to budget for next year.
- Photograph major improvements for your records.
- Walk through the home and make a 2027 maintenance wish list.
